What is an adjustable-rate mortgage (ARM)?

An ARM is a mortgage loan that has a rates of interest that can change periodically during the life of the loan. Most ARMs are subject to change only once each year. Some can have a fixed interest rate for a defined number of years at the beginning of the loan and after that alter every year after that. For example a 3/1 ARM has a fixed rate for the first 3 years of the loan and after that can alter when a year after that.

Your loan documents will define how frequently your rate can alter as well as the minimum and maximum amount it can alter each period and just how much it can change over the life of the loan.

When the rate on an ARM modifications, the payment will change. That's why your Seattle Credit Union mortgage expert will make sure that you can manage your loan at the initial rate as well as at the optimum rate. The last thing you desire is to have your payment increase beyond what you can pay for to pay.
